Design Objectives

The property has been designed to achieve a number of fundamental elements that have been specially crafted and considered. These include:

1. A modern, clean custom home design that sits back into its surroundings and is respectful of the neighboring properties and the available sea view 

2. A highly efficient home with a spacious lanais, 10’ ceiling heights and an open flow that allows light and air to flood the building

3. A design that has been created by a world leading architect that originally studied at the Frank Lloyd Wright School of Architecture in Wisconsin

4. The property has been designed with a large wrap around lanai that helps ensure all of the front facing doors are protected from the sun across the day. This includes an approx. 200 sq.ft. central lanai area that allows for both indoor/outdoor living with family dining and seating areas.

5. Both front facing bedrooms are also protected with a 5’ overhang that takes the total lanai coverage to approx. 400 sq.ft.

6. All external and internal walls are fully insulated including the roof to ensure an efficient energy rating. All glass is double glazed with low e glass to further ensure this energy rating.

7. Constriction will take place in 2023 with an opportunity for fixtures and fixing to be influenced by the pre build customer

8. A state of the art solar carport is being considered to provide eco friendly power together with battery backup and energy saving appliances
